IN CASE OF AN AFTER HOURS EMERGENCY, PLEASE CALL 323-252-1063.

The Madison Real Estate Group has an after hours emergency answering service that is available to receive calls during all non-business hours. The emergency service will receive the call, page our maintenance technician and provide them with the details of your specific problem and contact information. The maintenance technician will then contact you to arrange service and advise you of the vendor that will be addressing your maintenance issue.

Please DO NOT leave messages in an emergency situation; ALWAYS make sure you speak with a live person in any emergency situation.

    For Non-Emergency situations

    All non-emergency maintenance requests an be emailed to [email protected], and  are performed in accordance with the following procedures:

      • Complete the maintenance request form clearly defining the maintenance need.
      • Submit the request to Jacqueline – Jackie Kimaz or another agent of The Madison Real Estate Group.
      • The vendor maintenance department will call you to set an appointment.
      • Allow the maintenance vendor technician or contractor reasonable access to your home. A 24-hour notice for work to be performed will be sent to each tenant requesting work unless pre-arranged or in the event of an emergency.
      • If you can not be home, you must make arrangements with the property manager to gain access to your home in your absence.

    What constitutes an emergency?

    A maintenance emergency is any repair necessary which if not immediately fixed could result in endangering any individual or can cause extreme, unnecessary damage to the property. For example: gas leaks, main line plumbing breaks, electrical shortages, sewage back up, second story water leaks, etc.

    Who Pays for repairs in my unit?

    You will only be billed for repairs if the repair was a direct result of actions that were the tenants responsibility.

    What happens if I lose my keys?

    If it is during normal business hours, please contact your on-site property manager or off-site portfolio manager, upon verifying identification, we will provide you with another set of keys for a nominal fee of $5.00 per key. If it is after hours, you can call the emergency line and we will send out a maintenance technician to change your locks. There is a charge for after hours lock outs.

    Can I get reimbursed for repairs I make on my own?

    No, not unless they were initially approved by our office staff.
